Anyone who has spent a summer in southeastern New Mexico or West Texas knows the routine and knows why wind and hail insurance matters out here. The morning is clear and hot, the clouds start stacking up over the mountains by two o’clock, and by five the sky has turned an ugly green gray. Then comes the wind, the hail, and sometimes three inches of rain in forty minutes on ground that can’t absorb a drop of it.
Monsoon season runs roughly July through September out here, and it’s the time of year our phones ring most. Wind and Hail Insurance Starts With Your Deductible
Here’s the single most misunderstood part of a homeowners policy in our region: many carriers apply a separate wind and hail deductible, and it’s often written as a percentage rather than a flat dollar amount.
That distinction matters enormously. If your policy has a $1,000 all-perils deductible but a 2% wind/hail deductible on a home insured for $350,000, your out-of-pocket on a hail claim isn’t $1,000 it’s $7,000. Homeowners find this out at the worst possible moment.
Pull out your declarations page and look at your wind and hail insurance deductible. If the number surprises you, that’s a conversation worth having now, while the sky is clear. Sometimes a slightly higher premium for a lower wind/hail deductible is the better trade, and sometimes it isn’t, but you should be the one making that decision, not discovering it after the fact.
The Age of Your Roof Changes Everything
Roofs are where hail claims live or die. Many carriers have moved to settling older roofs at actual cash value (ACV) rather than replacement cost (RCV). The difference: replacement cost pays what a new roof costs today, while actual cash value subtracts depreciation for every year of wear.
On a fifteen-year-old shingle roof, that depreciation can swallow most of the check. Some policies use a “roof payment schedule” that reduces coverage on a sliding scale as the roof ages. Check which one you have and if you’ve replaced your roof recently, make sure your agent knows, because it can affect both your rate and your settlement.
Flood Damage Is Not Covered and That Surprises People Every Year
This is the hardest conversation we have after a big storm. A standard homeowners policy covers wind-driven rain that enters through damage the storm created. It does not cover rising water, flash flooding, or water that comes in at ground level.
Out here, that’s not a theoretical risk. The caliche and hardpan around Artesia, Lovington, and the surrounding country shed water rather than absorb it, and arroyos that are bone dry for eleven months can run several feet deep in an afternoon. You do not have to live in a mapped flood zone to flood, a substantial share of flood claims nationally come from properties outside high-risk zones.
Flood coverage takes 30 days to take effect. Policies through the National Flood Insurance Program typically have a 30-day waiting period, which means you cannot buy it when the forecast turns bad. Hail and Your Vehicles
Hail damage to a car, truck, or trailer is covered under comprehensive coverage, not collision, and not liability. If you carry liability-only on an older vehicle, a hailstorm is entirely out of pocket.
Worth thinking through if you park work trucks, trailers, or equipment outside overnight. For a business running several vehicles, a single storm can hit every unit in the yard at once, which is a very different exposure than one fender-bender.
For Businesses: The Damage You Don’t See on the Building
Commercial property policies handle the structure, but storm losses for a business usually run wider than the roof:
- Business interruption if you can’t operate for two weeks while repairs happen, this covers lost income and continuing expenses. It’s often the most valuable coverage in the whole policy and the one most frequently left off.
- Outdoor property signage, fencing, light poles, and yard storage are frequently sublimited or excluded. Read the fine print.
- Equipment and inventory stored outside or in open-sided structures.
- Spoilage and power loss relevant for anyone storing temperature-sensitive product.
Do This Before the Next Storm
Ten minutes now saves weeks later:
- Walk your property with your phone. Video the roof, the exterior, the vehicles, the equipment yard. Date-stamped footage of undamaged condition is the single most useful thing you can have in a claim.
- Photograph your declarations page and save it somewhere you can reach without power.
- Inventory what’s inside a walkthrough video of each room or work area is enough.
- Know your deductibles all-perils and wind/hail, separately.
The National Weather Service tracks monsoon activity across the region, and it is worth keeping an eye on the North American Monsoon outlook as the season develops.
A warning about storm-chaser contractors. After every significant hailstorm, out-of-state roofing crews show up going door to door. Some are legitimate; many are not. Be especially wary of anyone offering to “waive” or “eat” your deductible, that is insurance fraud in New Mexico and Texas, and it puts the homeowner at risk, not just the contractor. Get local references, verify licensing and insurance, and never sign anything that assigns your claim benefits to a contractor without talking to us first.
