Renters Insurance

Here is something a lot of renters find out the hard way: your landlord's insurance covers the building, not your things. If a fire, a break-in, or a burst pipe damages your apartment, the landlord's policy pays to repair the structure, but everything you own inside is on you. That is exactly the gap renters insurance is built to close.

For most renters in southeastern New Mexico and West Texas, a policy costs about the price of a couple of restaurant meals a month, and it protects thousands of dollars of belongings plus your personal liability. It is one of the best-value policies we offer, and one of the most overlooked.

What's Covered

What Renters Insurance Covers

A standard renters policy brings together four kinds of protection in one affordable plan.

Personal Property

Repairs or replaces your furniture, clothing, electronics, and other belongings after a covered loss like fire, smoke, theft, vandalism, or certain water damage, even when your things are stolen away from home.

Personal Liability

Protects you if someone is injured in your rental or you accidentally damage someone else's property, and it helps pay your legal defense costs if you are taken to court.

Additional Living Expenses

Covers hotel bills, temporary rent, and extra meal costs if a covered loss makes your rental unlivable while it is being repaired, so a bad day does not turn into a financial crisis.

Medical Payments to Others

Pays smaller medical bills if a guest is hurt in your home, regardless of who was at fault, which can prevent a minor accident from becoming a larger dispute.

Good to Know

Affordable protection that is easy to overlook

When you shop for renters insurance, you will choose between two ways your belongings are valued. Actual cash value pays what your items are worth today, after subtracting for age and wear. Replacement cost pays what it actually takes to buy them new, which we usually recommend since it is what gets you back on your feet after a loss. The difference in price is often small, and the difference at claim time is large.

Getting covered is quick and does not require a home inspection or a long application, and most policies can start the same day. Many renters are surprised to learn their coverage also protects belongings while they are away from the apartment, like a laptop stolen from a car or luggage lost on a trip. Keep in mind that roommates are not automatically covered under your policy, so each person usually needs their own. It is also common for landlords and property managers across New Mexico and West Texas to require proof of renters insurance before you sign a lease, so having a policy ready can make your move-in easier.

Keep in mind that a standard renters policy does not cover floods or earthquakes. In our area, flash flooding is a real risk, so if you are in a lower-lying spot it is worth pairing your renters policy with separate flood insurance. Renters insurance is also easy to bundle. Many carriers offer a discount when you carry your renters and auto policies together, which can make the renters coverage close to free.
